New Garage Conversion Project In Progress:
We are currently in progress on a garage and storage conversion into a fully functional Accessory Dwelling Unit (ADU) at N. Curson Ave, Los Angeles, CA 90046.
🔨 Scope of Work (What’s Being Done)
This project involves converting the existing garage and storage structure into a brand-new, code-compliant ADU totaling approximately 655 sq. ft. The work includes:
- Full interior demolition of the existing garage and storage space
- Complete roof removal and replacement to meet current California Building Code requirements
- New interior framing to create a functional layout with:
- Bedroom(s)
- Bathroom
- Kitchen
- Living area
- Installation of new plumbing, electrical, and HVAC systems
- Energy-efficient windows and exterior doors
- Upgraded insulation, drywall, and fire-rated assemblies
- New smoke and carbon monoxide detection systems
- Exterior improvements to blend the ADU seamlessly with the existing structure

- Located within ½ mile of public transit, allowing parking exemptions
